- The most affordable to buy: Shengavit ($1,833 per square metre), Malatia-Sebastia ($1,919), Nor Nork ($1,987).
- The highest median rent is in Kentron ($1,605 a month), the lowest in Erebuni ($775).
- The figures below are medians of active listings in the WSE.AM catalog on 22 October 2026 and are recalculated as the catalog changes.
How Yerevan's districts work
The city is divided into 12 administrative districts (in Armenian, "varchakan shrjan"). The administrative district is what appears in an apartment's address, contract and Cadastre record. But in conversation people often use the old names of neighbourhoods: Kond, Dzoragyugh, Zeytun, Bangladesh, Tsitsernakaberd. So listings use both.
The median in this article is the middle of the price range: half of the apartments are cheaper and half more expensive. It reacts less to the odd expensive penthouse than the average does. The rent median covers all apartments in a district regardless of size; the purchase median is the price per square metre. For a breakdown by one-, two- and three-room apartments, see the Yerevan apartment prices page.

Neighbourhoods people search for by their old names
- Kond and Dzoragyugh are old quarters inside Kentron with private houses and narrow lanes: Kond and Dzoragyugh.
- Zeytun is part of Kanaker-Zeytun: the Zeytun microdistrict.
- Bangladesh is the western part of Malatia-Sebastia: Bangladesh in Yerevan.
- Tsitsernakaberd is the area around the park and memorial: Tsitsernakaberd.
How to choose a district
Start with three questions: do you have a car, do you need the centre within walking distance, and what is your budget? Without a car and with an above-average budget, Kentron or the nearer part of Arabkir make sense. Families with children more often choose Arabkir, Davtashen and Avan. If the price per square metre matters, look at Shengavit, Malatia-Sebastia and Nor Nork. Pros and cons in detail: the best districts of Yerevan and the quietest places in Yerevan.
If you do not want to compare on your own, send a request through apartment search: an agent will ask about your budget, family and work and suggest 2-3 districts with specific options.
