Quietest areas of Yerevan: a district-by-district guide
If you work from home or sleep lightly, quiet matters more than the view or the square metres. Here is where to look for it.
The quietest districts
Nork-Marash. High ground, private houses and no through traffic. The quietest district within city limits: district guide.
Upper Arabkir. Further up the slope, away from the main roads, plenty of greenery. Look around the Aghbyur Serob area.
Davtashen. A residential district with spacious courtyards: guide.
Kanaker-Zeytun. Settled and calm, yet not far from the centre: about Zeytun.
The loudest locations
Mashtots Avenue. The main traffic artery of the centre.
Saryan Street. Wine bars and nightlife until late.
Republic Square and Northern Avenue. Tourist crowds and public events.
Around markets and shopping areas. Deliveries start early in the morning, the Vernissage area included.
A quiet apartment in a loud district
It is possible, and it is often the most sensible compromise: the centre is on your doorstep, but the windows face the quiet side.
What to look for:
- Windows facing the courtyard. The difference from windows on the avenue is huge.
- Upper floors. Street noise fades with height.
- Nothing commercial below. A café or shop on the ground floor means constant background noise.
- Good double glazing.
- Stone buildings. Tuff walls absorb sound better than prefab panels.
Noise sources people forget about
Schools and kindergartens. Busy in the morning and during the day. A plus for families, a minus if you work from home.
A construction site next door. The most underestimated factor. In districts with active development it can last for years.
The lift and the rubbish chute on the other side of the bedroom wall.
The lift machine room above a top-floor apartment.
Neighbours. The least predictable source of all.
How to check
Come to viewings at least twice: on a weekday evening and during the day at the weekend.
Stand in the apartment in silence for five minutes, first with the window open and then closed. It tells you more than any questions you could ask.
If you work from home
Quiet is a work tool. If you are on calls all day, street noise turns into a professional problem: see our guide for IT professionals.
This is where it makes sense to pay extra for a courtyard view or an upper floor.
