Zeytun in Yerevan: what this microdistrict is and what housing costs
Zeytun is part of the Kanaker-Zeytun administrative district in the north of Yerevan. It rarely makes the top of search results, which is a pity: its balance of price and quality is one of the best in the city.
Where it is
In the north of the city, above the centre in terms of terrain, next to Arabkir. The centre is close, yet prices are noticeably lower than in the neighbouring prestigious blocks.
The housing is mostly Soviet: multi-storey buildings, wide courtyards and established infrastructure.
Prices
According to active listings in the WSE.AM catalog on 22 October 2026, the Kanaker-Zeytun district has a median of about $2,455 per square metre for purchases (21 listings) and a median rent of about $996 a month (69 properties). In neighbouring Arabkir, a square metre costs about $2,845 and the median rent is about $1,190.
In other words, both purchase prices and rents here are roughly 15% below Arabkir, so the rental yield is comparable while the entry ticket is lower. How to calculate it: investment yield in Yerevan; all districts: Yerevan apartment prices.
Why the gap
Tenants value proximity to the centre and a calm environment, while buyers also pay for the prestige of an address, where Arabkir wins. Hence the gap in prices.
For an investor this is an interesting situation: you buy for less, and the rent is not far behind.
What is here
Shops, schools, kindergartens and clinics: the area is lived-in and self-sufficient. There is plenty of greenery, and courtyards are spacious by the standards of the centre.
There is no metro. Surface transport works, and the centre is a short ride away.
