Nork-Marash, Yerevan: a quiet district with a view over the city

Nork-Marash is a small administrative district of Yerevan on high ground east of the centre. It rarely makes it into district rankings, which is a pity: it has things that dense neighbourhoods do not.

What the district is like

Nork-Marash sits above the centre. From here you get views over the city and, on a clear day, of Mount Ararat. The housing is mixed: private houses, low-rise buildings and some apartment blocks.

It is one of the greenest and quietest districts in the city, and in spirit it is closer to a village inside the capital than to a dormitory suburb.

Prices

According to active listings in the WSE.AM catalog on 22 October 2026, the median rent in Nork-Marash is about $1,300 a month (38 properties): a two-room apartment about $1,107, a three-room about $1,342. That is noticeably lower than Kentron, where the median is about $1,605. There are very few apartments for sale (4 listings, around $2,614 per square metre), so treat the purchase figure as a rough guide.

The market here is thin: good options appear rarely and go quickly.

Who it suits

People looking for quiet. Nork-Marash has no through traffic, no nightlife and no crowds. It is a district where you hear birds.

People who value a view. The high position gives panoramas that cost extra in the centre: see apartments with a view of Ararat.

Families with a car. The centre is close, but public transport here is weaker than in denser districts.

People who want a house within the city. Private houses in Nork-Marash are a real alternative to an apartment: a house or an apartment in Yerevan.

What it lacks

Walking-distance urban infrastructure on the scale you get in the centre. There are shops and pharmacies, but for more choice you have to go down into the city.

There is no metro and none is planned. Without a car, life here is noticeably harder.

Nightlife, cafes and coworking spaces are in Kentron: see the Kentron district guide.

For renting out

The district appeals to a niche tenant: someone who wants quiet and is happy to drive. Turnover is lower than in the centre, but so is the competition.

If you buy to let, allow for a longer search for a tenant. The overall picture for the city is in the cost of renting in Yerevan.

What to compare it with

In spirit, Nork-Marash is closest to the upper part of Arabkir: see the Arabkir guide. But Arabkir is more densely built and better served by infrastructure, while Nork-Marash is quieter and greener.
