Nor Nork, Yerevan: prices, transport and who the district suits
Is Nor Nork a good place to buy an apartment?
In short: Nor Nork is a large residential district in the east of Yerevan and one of the most affordable ways into the capital's property market. According to active listings in the WSE.AM catalog on 22 October 2026, the median price is about $1,987 per square metre (41 listings for sale), and the median rent is about $858 a month. For comparison, a square metre in Kentron costs about $3,667, almost twice as much. Nor Nork is not a remote outskirt but a full city district with its own schools, clinics, markets and shopping centres. There is no metro station here: the district is linked to the centre by buses and minibuses, and taxis are cheap. It was built mostly in the Soviet period as numbered "massifs" (housing estates), dominated by panel and stone buildings from the 1970s and 1980s, with some new developments.

What the district is like
Nor Nork was built mostly in the Soviet period as housing estates, still called by their numbers (for example, the 7th massif). Panel and stone buildings from the 1970s and 1980s dominate, with some newer developments.
Transport. There is no metro in Nor Nork: the Yerevan metro has one line along the central axis of the city, and it does not reach this district. People get to the centre by bus, minibus or taxi, and at rush hour the trip takes noticeably longer. More on this in transport and the metro in Yerevan.
Infrastructure is well established: schools, clinics, markets, shopping centres and parks. It is a self-sufficient part of the city, not just a dormitory suburb.
Who it suits
Buyers on a limited budget. For the money that buys a small studio in the centre, you can get a full two-room apartment here.
Investors looking for rental income. The ratio of purchase price to rent is better than in the centre. How to calculate the yield: investing in Yerevan property.
Families for whom floor space and a nearby school matter more than a central address.
What to expect
The age of the buildings. Most were built 40-50 years ago, so pay attention to the condition of utilities, roofs and lifts when choosing a specific apartment. What to check is covered in checking an apartment before buying.
Heating. In older buildings it is often an individual gas boiler installed by the owners. This affects utility bills and the price of the apartment.
Uniform architecture. Do not expect architectural highlights: this is a functional residential area.
What to look at when choosing
- The walk to the nearest bus stop on a main route and the rush-hour travel time to your work.
- The condition of the entrance and courtyard: they tell you more about the building than a fresh renovation inside the flat.
- Whether there is a working lift in buildings above four floors.
- The orientation of the windows and the view: the estates are dense, and a courtyard view is not the same as a view of a blank wall.

Among new housing in the district is Gyurjyan Cascade on Gyurjyan Street, with buildings handed over in phases from 2028 to 2030. It is a good benchmark for what a square metre costs in a new building next to Soviet housing.
