Parking spaces and garages in Yerevan: is it worth buying one and what does it cost

Do you need to buy a parking space in Yerevan?

In short: in the centre it is no longer a luxury but a condition for normal life; in outlying districts the question is softer. The historic buildings of Kentron were designed without today's number of cars in mind: courtyards are full, streets are narrow and paid parking zones are expanding. As a result, a parking space has become a real price factor for an apartment and one of the first questions tenants ask. In Nor Nork or Avan there is usually enough space in the courtyards. There are several formats. Underground parking in a new building is the most convenient: security, protection from the weather and access from the building; it is sold separately from the apartment and registered as a separate property. A surface space in an enclosed complex is cheaper but offers no protection from rain and sun. A separate garage is common in older areas, often in cooperatives, and requires a careful check of documents: Soviet-era garages often have gaps in their paperwork. If you are not sure you will stay in the district, you can rent a space.

This question becomes more pressing in Yerevan every year: the number of cars grows faster than the number of parking spaces.

Why it matters especially in the centre

The historic buildings of Kentron were designed without today's level of car ownership in mind. Courtyards are full, streets are narrow, and paid zones are expanding. As a result, a parking space has become a real price factor for an apartment and one of the first questions tenants ask.

In outlying districts the situation is easier: in the courtyards of Nor Nork or Avan there is usually enough space.

Formats

Underground parking in a new building. The most convenient option: security, protection from the weather and access from the building. It is sold separately from the apartment and registered as a separate property.

A surface space in an enclosed complex is cheaper than underground parking but offers no protection from rain and sun.

A separate garage is a common format in older areas, often in cooperatives. It requires a careful check of documents: Soviet-era garages often have gaps in their paperwork.

Renting a space is an alternative to buying, especially if you are not sure you will stay in the district for long.

When buying makes sense

If you live in the centre and have a car. Here it is not a luxury but a condition for normal life: the time spent every day looking for a space turns into real losses.

If you rent out an apartment in the centre. Parking widens the pool of tenants and lets you keep the rent higher. With a median rent in Kentron of about $1,605 a month (WSE.AM catalog, 22 October 2026), a parking space is a noticeable argument in negotiations.

As a stand-alone investment in districts with a shortage: a space can be rented out separately, and the tenant does not have to live in the building.

When it is not worth it

  • In districts where everyone parks freely in the courtyards.
  • If you do not have a car and do not plan to: Yerevan has a metro line, buses and inexpensive taxis (transport and the metro).
  • If your budget is limited and the choice is between a bigger apartment and parking: square metres in the apartment are usually more liquid.

Legal nuances

1. A separate property. In modern complexes a parking space is registered as a separate property in the Cadastre (how it works). Check that you are buying ownership, not a "right of use" under an internal allocation.

2. Shared ownership. In some buildings parking areas are common property, in which case "selling a space" is legally impossible, and you are only offered an arrangement that can be revised.

3. Old garages. Check the documents for the land under the garage and the status of the structure itself. Missing paperwork is a common situation that makes the property impossible to sell properly or inherit.

4. Taxes and costs. A parking space is subject to property tax, and there may be parking maintenance fees.

What to ask when buying an apartment in a new building

  • Is a parking space included in the price of the apartment or sold separately?
  • How many spaces are there relative to the number of apartments? If there are far fewer spaces, a shortage is guaranteed.
  • How is ownership registered, and is the space registered in the Cadastre?
  • What are the parking maintenance costs?

Find this out before signing the contract, together with the other questions when accepting an apartment from a developer. In New Komitas, for example, a space costs AMD 7,000,000-7,500,000 depending on the level: see the New Komitas overview.

The data is current as of August 2026.
