New Komitas in Arabkir: complex overview, prices, instalments and completion dates

New Komitas is the largest residential quarter currently under construction in Arabkir. Metta Group is developing 5 hectares on Hovsep Arghutyan Street, near Komitas Avenue and the Hrazdan gorge. The first complex of ten buildings is already on sale: 1,612 apartments, with completion from June 2027 to March 2028.

What the complex is

The quarter is divided into two complexes, A and B. Complex A is now on sale: ten buildings from A1 to A10, each with 17 floors. The ground floor is commercial everywhere, with 4.5-metre ceilings, and apartments start from the second floor.

What will be on the territory:

  • a four-storey education complex: a school, a kindergarten and child development centres
  • a shopping and entertainment zone of 4 hectares
  • sports grounds and playgrounds, football and volleyball pitches, a tennis court
  • landscaped courtyards inside each block, closed to cars
  • underground parking and free surface parking spaces

Heating and cooling in the complex are centralized. There is no gas supply: the developer made this decision for safety reasons, and in Armenian new builds it is becoming increasingly common.

Prices

A square metre costs from AMD 610,000 to AMD 740,000, depending on the floor and the orientation of the windows. The most affordable apartment on sale is a 37.7 m² one-room unit on the 13th floor for AMD 27,144,000. The upper end is about AMD 66,576,000 for a 91.2 m² three-room apartment.

Apartments range from 37.7 to 91.2 m². Most of the current offer consists of two-room apartments, with noticeably fewer one-room and three-room units. Of the 1,612 apartments, 338 remain available; we keep current availability and a selection by floor on the complex page.

Parking is sold separately: AMD 7,000,000 on the minus fourth level and AMD 7,500,000 on the minus third. The minus first and second levels belong to the shopping centre and are not for sale.

Instalments and mortgage

The developer's instalment plan is interest-free, but the terms vary by building:

  • A4: 20% down payment, the rest over 40 months
  • A3 and A5: 20% down payment, the rest over 36 months
  • A2, A6 and A7: 30% down payment, the rest over 28 months
  • A1, A8, A9 and A10: 30% down payment, the rest over 20 months

The earlier a building is completed, the shorter the instalment period: the logic is simple, everything must be paid before the building is commissioned. Mortgages are offered by Ardshinbank, ACBA Bank, Ameriabank, IDBank and Evocabank.

An important point for buyers employed in Armenia: the mortgage income tax refund does not apply to this project. It is a significant benefit in Armenia, so factor its absence into your calculations in advance. More on how the refund works in 2026: mortgage income tax refund in Armenia.

What the apartment includes

Apartments are handed over with pre-finishing:

  • thermal aluminium windows installed
  • front door installed
  • internal partitions built and plastered
  • water, sewage and ventilation risers brought into the apartment
  • stone-clad facades, finished entrances and tiled stairs

So you cannot move in right away, but you do not get a bare concrete shell either: the final finishing is up to the buyer.

Completion dates

The buildings are commissioned in phases:

  • A1, A8, A9, A10: June 2027
  • A2 and A7: September 2027
  • A3, A4, A5, A6: March 2028

This matters when choosing: the building determines both the waiting time and the instalment terms.

The district

Arabkir is one of Yerevan's established districts with ready infrastructure, and housing here has traditionally cost more than the city average. We have a detailed Arabkir district guide.

Metta Group cites international experience: completed projects with a total area of more than 100,000 m² in Sochi. In Yerevan, New Komitas is its major project.

Who it suits

The quarter is worth considering if a ready environment inside matters to you: a school and a kindergarten within walking distance, car-free courtyards and a shopping zone nearby. Areas of up to 91 m² and pre-finishing mean this is not premium but comfort class with a clear budget.

All Yerevan projects we work with are collected in the new buildings section.
