Property in Etchmiadzin: a city 20 minutes from Yerevan
Vagharshapat, better known as Etchmiadzin, lies about 20 kilometres west of Yerevan. It is the spiritual centre of the Armenian Church and one of the largest cities in the country.
What kind of city it is
This is home to the Mother See of Holy Etchmiadzin, the main church complex of the Armenian Church, and the ruins of Zvartnots are nearby. Both are on the World Heritage list.
Beyond its religious importance, it is an ordinary Armenian city with its own infrastructure, schools and market.
The main advantage
The distance to Yerevan. Twenty kilometres on a good road takes about half an hour, and Zvartnots airport lies right between the city and the capital.
That makes Etchmiadzin a real alternative for people who work in Yerevan but want cheaper and quieter housing.
The market
There are few Etchmiadzin listings in our database, so we do not quote medians. The general rule for satellite towns: housing is noticeably cheaper than in the capital, with comparable everyday infrastructure.
For reference, the medians in Yerevan run from 1,810 dollars per square metre in Kanaker-Zeytun to 3,300 in Kentron, see the price overview.
Who it suits
People who commute to Yerevan for work. Half an hour on the road in exchange for cheaper, roomier housing.
Families who need a house with a plot. There are plenty of private houses in and around the city.
People who fly often. The airport is close.
People for whom the religious significance of the place matters.
What to keep in mind
A car. Without one, getting to the capital is inconvenient, although minibuses do run.
Work. The local job market is small; most people work in Yerevan or remotely.
Schools and doctors. They exist, but the choice is smaller than in the capital: for specialised medical care people go to Yerevan.
Liquidity. Selling here takes longer than in Yerevan, but less time than in remote regions.
What to check
If you are buying a house, look at the documents for the land and the buildings, the utilities and the condition of the house: on plots and construction, the due diligence checklist.
If you are buying an apartment, the standard viewing checks apply.
What to compare it with
In logic it is close to the capital's other suburbs, such as Jrvezh, Arinj, Parakar and Abovyan.
The difference is that Etchmiadzin is a full-fledged city with its own history, not a settlement attached to the capital.
For renting out
The rental market here is small and local. For income, the capital is more reliable: the numbers for Yerevan.
