Yerevan apartment prices by district: September 2026 snapshot

We regularly calculate medians across our own property database. Below is the September 2026 snapshot: what things cost in each Yerevan district.

A note on the data

These are medians for active listings in our catalog, not for the city's whole market. The sample for each district ranges from five to two hundred properties, so for small districts the figure is less reliable.

The median is the midpoint: half of the properties are cheaper and half are more expensive. It is more stable than the average because single expensive listings affect it less.

Buying: price per square metre by district

  • Kentron: about $3,300 per m², median apartment about $260k
  • Malatia-Sebastia: about $2,560
  • Arabkir: about $2,560, median apartment about $202k
  • Davtashen: about $2,410, apartment about $185k
  • Ajapnyak: about $2,290, apartment about $161k
  • Shengavit: about $2,130, apartment about $140k
  • Nor Nork: about $2,030, apartment about $122k
  • Avan: about $1,980, apartment about $145k
  • Erebuni: about $1,920, apartment about $85k
  • Kanaker-Zeytun: about $1,810, apartment about $141k

The gap between the most expensive and the most affordable district in price per square metre is about 82%. That is less than in large capitals and shows that the Yerevan market is relatively uniform.

Renting: median by district

  • Kentron: about $1,650 a month, about $23 per m²
  • Arabkir: about $1,240, about $18 per m²
  • Davtashen: about $1,240
  • Kanaker-Zeytun: about $1,210
  • Ajapnyak: about $1,100
  • Nork-Marash: about $1,100
  • Nor Nork: about $1,080
  • Avan: about $991
  • Malatia-Sebastia: about $963
  • Erebuni: about $963
  • Shengavit: about $895

Rent by number of rooms

Across the city:

  • one-room: about $825
  • two-room: about $1,183
  • three-room: about $1,503
  • four-room: about $2,100

Keep in mind that in Armenia the living room counts as a room: a two-room apartment is a living room plus one bedroom.

What this tells us

Kentron is more expensive to buy than to rent. A square metre there costs 63% more than in Nor Nork, while rent is only 53% higher. This means the percentage yield in the centre is lower: buyers pay for prestige at purchase.

The highest yields are in affordable districts. Erebuni: a median apartment at $85k against rent of about $963. That is the strongest ratio in the sample, though with caveats about liquidity.

Arabkir holds second place in everything. For both buying and renting it is a steady number two after the centre.

How to use these figures

If you are buying for yourself, look at the price per square metre and at what you get for that money: district overview.

If you are buying to let, divide the annual rent by the apartment price and compare districts: yield calculation.

If you are renting, use the medians as a reference when negotiating: an offer well above the district median needs an explanation.
