Renting in Yerevan for IT Professionals: What to Look For
By WSE.AM editorial team, edited by Mark Muzyka · Updated 8 October 2026
Choosing a rental in Yerevan for remote work: internet, a proper workspace, the right district and prices. A practical guide for IT people relocating.

Yerevan has become one of the main destinations for IT people who work remotely. Their housing needs are specific, so let's go through them one by one.
Internet comes first
It sounds obvious, but this is where people most often get it wrong. Internet in Yerevan is generally good and inexpensive, but a particular apartment may be connected to a weak provider or have old wiring.
What to do: before signing the lease, test the speed right in the apartment, ask the owner for the provider's name and the plan, and find out whether you can connect a different provider.
A workspace
If you work from home eight hours a day, the apartment is your office. That means you need:
- a spot where a desk and a monitor physically fit
- a window and decent light
- a door you can close if other family members are at home
The practical takeaway: a studio for $825 may turn out worse than a 2-room apartment (usually a living room plus one bedroom) for $1,180, because the 2-room apartment has somewhere to work. City-wide medians as of September 2026: about $825 for a 1-room apartment, about $1,180 for a 2-room and about $1,500 for a 3-room.
District
Kentron. The city centre: urban life, cafes, coworking spaces, everything within walking distance. The median rent is about $1,650, the most expensive option: see our guide to Kentron.
Arabkir. Quieter, greener, close to the centre and about a quarter cheaper, with a median of about $1,240: see our guide to Arabkir.
Davtashen, Achapnyak, Kanaker-Zeytun. Calm districts, with rents of $1,100-1,240.
The choice depends on how you live. If you go out in the evenings and work from cafes, the centre is worth the price. If you are at home all day, the same money gets you more space in Arabkir.
Air conditioning and heating
Yerevan is hot in summer and chilly in winter, and both affect working from home. Check that there is an air conditioner and how the heating works.
Noise
On video calls, street noise becomes a problem. Windows facing the courtyard and upper floors are quieter. If you are viewing an apartment on a busy street such as Saryan Street, come in the evening.
The lease and the money
How much you need to move in, what the deposit is and how the lease works are covered separately: how much money you need to move in and the rights and duties of both parties.
If you need a residence permit, a rental with a registered lease may come in handy.
Coworking as an alternative
If working from home does not suit you, Yerevan has coworking spaces.
If you are thinking about buying
With a horizon of three years or more, buying may turn out cheaper than renting. Median purchase prices: about $3,300 per square meter in Kentron, about $2,560 in Arabkir and about $2,030 in Nor Nork: see our price overview.
