How Much Money Do You Need to Move Into a Rental in Yerevan?
By WSE.AM editorial team, edited by Mark Muzyka · Updated 12 October 2026
The full cost of moving into a rental in Yerevan: first month, deposit, utilities, internet, plus which payments are normal and which should worry you.

How much cash do you need on the day you move into a rental in Yerevan?
The short answer: count on roughly two months' rent plus a small buffer. The total is made up of the first month's rent, paid in advance when you sign the lease, and a deposit equal to one more month's rent. The deposit is returned when you move out if the apartment is in good order, and the return terms must be written into the lease. If you rent with a pet, the deposit may be higher. Utilities are almost always paid by the tenant separately: electricity, gas, water and internet average AMD 15,000-35,000 a month, more in winter because of heating. Sometimes you are asked to pay part of this in advance. If the apartment has no internet connection, add the installation and the first month, which is inexpensive. For an apartment at AMD 250,000 a month: AMD 250,000 for the first month, AMD 250,000 for the deposit and up to AMD 20,000 for utilities, by agreement.
The most common unpleasant surprise when moving is the amount you have to hand over on the day you sign the lease. It is always more than one month's rent. Here is an honest calculation.
What the move-in cost consists of
1. The first month's rent. Paid in advance when you sign the lease. 2. The deposit. The market standard is one month's rent. The deposit is returned when you move out if the apartment is in good order; the return terms must be written into the lease. If you rent with pets, the deposit may be higher. 3. Utilities. Almost always paid by the tenant separately: electricity, gas, water and internet average AMD 15,000-35,000 a month, more in winter because of heating. A detailed breakdown is in our article on utility bills. 4. Internet. If it is not connected, there is the installation and the first month, usually inexpensive.
Example calculation
An apartment at AMD 250,000 a month (a typical 1-room apartment in a good district; for current benchmarks see our rental price overview):
- first month: AMD 250,000;
- deposit: AMD 250,000;
- utilities on account or in advance: AMD 0 to 20,000, by agreement.
In total, on move-in day you need about two months' rent in hand plus a small buffer.
Red flags
- A request to transfer money before the viewing and signing is the main sign of a scam (how the scams work).
- A deposit "in cash with no receipt".
- A demand to pay 3-6 months at once with no discount and no explanation. A long prepayment is a normal thing to negotiate (usually in exchange for a lower rent), but not an ultimatum in the very first message.
- A "commission" to an unknown middleman who shows neither an agreement with the owner nor the documents for the apartment.
How to move in without surprises
Before signing, ask for a full list of move-in costs in one place: rent, deposit, utilities, internet, parking. In our catalog the terms for every property are known in advance, and the lease signing and payment happen with an agent. Leave a request at the bottom of the page or write to us, and we will calculate the full move-in budget for a specific apartment even before the viewing.
