How it is calculated

Needed upfront = first month of rent + deposit + agency fee + first month of utilities + other costs. The median is the middle of the price range: half of the apartments rent for less, half for more. We drop obvious price errors and show a median only if a group has at least three listings.

The deposit usually equals one month of rent and is returned when you move out if the apartment is handed back in the same condition; the amount is agreed with the landlord. The agency fee is negotiated individually, so you enter its percentage yourself. Utilities are paid by actual bills: for a 1–2-room apartment usually 15–35 thousand drams a month, more in winter with gas heating.
