Armenia or Georgia: where to live and where to buy property
We work in both countries: in Yerevan with residential property and in Batumi as a developer's partner. So this comparison comes with numbers and without pushing you one way.
Property: what it costs
Yerevan, medians from our database as of September 2026: Kentron about 3,300 dollars per square metre, Arabkir about 2,560, Nor Nork about 2,030, Erebuni about 1,920. More in the price overview.
Batumi, new-build projects we handle: SportCity from 1,450 dollars per square metre, ONE Tower from 1,950, Radisson RED from 3,175.
The mass-market segment in Batumi is cheaper than in Yerevan; the premium segment is comparable.
Renting
Yerevan: medians are about 825 dollars for a one-bedroom flat, about 1,183 for a two-room flat and about 1,503 for a three-room flat. Demand is year-round: relocants, students, professionals.
Batumi: demand is seasonal: high in summer, falling in winter.
This is the main difference for an investor: Yerevan gives a steady flow, Batumi gives peaks and troughs.
Climate
Yerevan: continental. Hot, dry summers close to forty degrees, cold winters, little rain and plenty of sun.
Batumi: subtropical. Humid, warm, a lot of rain, mild winters and the sea.
This comes down to what you personally tolerate, and it matters more than prices. Dry Yerevan heat and Batumi humidity feel very different.
Procedures for a foreigner
In both countries residential property can be bought with no restrictions based on citizenship.
Georgia: deals are processed quickly, and registration at the Public Service Hall takes just a few days.
Armenia: the procedure takes a little longer and an identification number is required: see the social card and registration of title.
Both countries genuinely let you close a deal remotely through a power of attorney: Armenia, Georgia.
Taxes
The systems are different, and comparing them in two lines would be misleading. For Armenia there is a separate breakdown: property taxes in Armenia. Georgian property tax and tax on rental income follow their own rules.
Residence permit
In both countries buying property can be a basis for a residence permit: residence in Armenia through property. Georgia has a similar route.
Conditions change, so check the current requirements before you apply.
Which to choose
Yerevan, if you need a stable rental income, plan to live in the city all year round, and care about capital-city infrastructure, schools and healthcare.
Batumi, if you are interested in resort property, want a low entry threshold into a new build, are ready for seasonality and want the sea.
Both, if you are diversifying: different markets, different settlement currencies, different demand cycles.
