Buying an Apartment in Batumi in 2026: An Honest Guide
By WSE.AM editorial team, edited by Mark Muzyka · Updated 12 October 2026
What it costs to buy in Batumi, which districts make sense, and what to know about taxes, yields and risks, based on our own data on Batumi new builds.

How much does it cost to buy an apartment in Batumi in 2026?
The short answer: the entry price is noticeably lower than in Yerevan. As of August 2026, our catalog lists four projects by one developer: apartments start from $46,637, the price per square meter starts from $1,450, and the top of the range is a 146.7 m² townhouse for $218,583. Completion dates range from late 2026 to 2030, so you can choose between "keys soon" and "cheaper, but you wait". These are the developer's own prices: we work as its official partner, so for the buyer they are the same as in the developer's sales office, and the commission is paid by the developer, not by you. Next, it is important not to mix up the scenarios. There are three of them, and each needs a different apartment: buying to rent out, buying for your own visits, and buying to resell. For rentals, a studio or 1-room apartment near the sea works best, but keep the short season in mind: demand runs from May to October, peaking in July and August.
For Russian-speaking buyers, Batumi has become what Turkey was ten years ago: the sea, visa-free entry, a familiar language around you, and prices at which an apartment by the sea costs less than a 1-room flat in a Moscow commuter district. We have worked in real estate since 2019, in 2026 we opened our Batumi new builds section, and here we cover what usually stays out of the sales presentations.

What people buy in Batumi, and why
There are three different scenarios, and confusing them is expensive.
To rent out. A studio or 1-room apartment near the sea works, ideally in a complex with a pool and its own management company. The season in Batumi is short: from May to October, with the peak in July and August. In winter the city lives its own life, and short-term rental demand drops several times over. So calculating "monthly rate × 12" is a fantasy, not a calculation.
For yourself, to come for the summer. Then the season does not matter. What matters is the view, the floor and how lively the building is in winter. An empty building in the off-season is not the nicest place to be.
To resell before completion. The riskiest scenario, covered in detail below.
Districts in brief
New Boulevard. The only district in Batumi with a development master plan approved by the city administration. That is rare, and it means random buildings will not spring up next to yours. This is where SportCity is being built, 680 meters from the sea.
Heroes' Alley. The closest to the water, 435 meters. Dense urban development, the seafront promenade, evening life. This is home to Radisson RED, the most expensive price per square meter of the four projects.
Inasaridze. A quiet residential district closer to the centre, a family option without the resort bustle. ONE Tower.
Gonio. 12 kilometers from Batumi towards the Turkish border: mountains, greenery, a fortress, the sea without the crowds. People come here for a house rather than an apartment: Home townhouses.
Taxes: less than you think
There is no tax on buying property in Georgia. The annual property tax is paid only by households with an annual income of 40,000 GEL or more, and even then the rate does not exceed 1% of the market value. Rental income earned by an individual is taxed at 5%.
What to ask before the deal
Below are the questions where buyers most often stumble. Ask them of any seller, including us.
- The service charge rate and what it covers. Without this number, a yield calculation is meaningless, yet it is rarely mentioned.
- Who pays the charge between the building's completion and move-in. Sometimes that is six months of payments for nothing.
- The management company's terms: its percentage, whether it guarantees occupancy, who pays for cleaning and linen.
- What happens if the developer is late. In Georgian contracts, a penalty for the buyer is almost always included; the developer's liability for missing the deadline is far from always there.
- From what point you can resell. Usually an assignment of rights is possible only after half the price has been paid and with the developer's written consent.
Risks the presentations do not mention
Georgia has no escrow accounts for off-plan construction. The money goes directly to the developer. Buyer protection works differently: the contract is registered, and once you have paid 50% of the price you are entitled to register in the Public Registry as the future owner of a specific apartment. After that it cannot be sold to anyone else.
The second risk is timing. Batumi has seen several stalled construction projects, and that is part of the local market's history. Look at who is financing the construction: bank project financing is a strong argument, and proper permit documentation is a must.
The third risk is liquidity. You can sell an apartment in a completed building in Batumi, but not in a week and not at the "price on the website". Allow several months for an exit.
How we work
We show the real price list with the units actually available, not "apartments from" that sold out long ago. We compare projects with each other and tell you when a property does not suit your goal. We handle the deal remotely by power of attorney, go through the contract before any money is paid, and help with fit-out and renting out after completion.

How is a buyer's money protected when buying a new build in Batumi? Georgia has no escrow accounts, so the money goes directly to the developer. The protection is that the contract is registered, and after paying 50% of the price you can register in the Public Registry as the future owner of the apartment, after which it cannot be sold to anyone else.
When is the short-term rental season in Batumi? The season is short: from May to October, peaking in July and August. In winter short-term rental demand drops several times over, so you cannot calculate income as the monthly rate multiplied by 12.
