Batumi or Yerevan: Where to Buy an Apartment in 2026
By WSE.AM editorial team, edited by Mark Muzyka · Updated 12 October 2026
Two markets we work in every day. We compare entry prices, yields, seasonality, taxes, residence permits and liquidity, and say which one suits whom.

Where is it better to buy an apartment: Batumi or Yerevan?
The short answer: they are different tools for different goals, and you should choose based on the kind of income you need. Batumi is cheaper to get into: new-build apartments start from $46,637, and the price per square meter from $1,450. Yerevan costs more per square meter in the centre and in good districts, but it is a different market with a developed resale segment, where you can buy a finished home and start renting it out right away, without waiting for construction. The main difference is seasonality, and it turns the whole economics upside down. Batumi is a resort: the high season runs from May to October, peaking in July and August, and in winter demand drops sharply. Yerevan is a capital with year-round, mostly long-term demand: relocants, expats, students, people on business assignments, local families. The rent is lower than Batumi's peak rate, but you get it all twelve months of the year. If you need a steady monthly income, choose Yerevan. If you are prepared for an uneven year in exchange for growth in the asset's value, choose Batumi.
We are asked this question almost every week. We work in both markets: Yerevan catalog and new builds and Batumi new builds, so our answer is based on our own deals, not on articles found online.
The short answer: different tools for different goals. The long answer is below.
Entry price
Batumi is cheaper to get into. In our section, new-build apartments start from $46,637, and the price per square meter from $1,450.
Yerevan costs more per square meter in the centre and in good districts, but it is a different market: a developed resale segment where you can buy a finished home and start renting it out right away, without waiting for construction.
Seasonality: the main difference
This is the factor that turns the whole economics upside down.
Batumi is a resort. The high season runs from May to October, peaking in July-August. In winter demand drops sharply. Short-term rentals earn a lot in summer and little in winter.
Yerevan is a capital city. Demand is year-round and mostly long-term: relocants, expats, students, people on business assignments, local families. The rent is lower than Batumi's peak rate, but you get it all twelve months of the year.
The conclusion is simple: if you need a steady monthly income, it is Yerevan. If you are prepared for an uneven year in exchange for a higher summer rate and growth in the asset's value, it is Batumi.
What grows in value
In Batumi, the main source of profit in recent years has not been rent but the rise in the price per square meter during construction. You buy at the foundation stage, and by completion each square meter is worth more. This works while the market is growing, and stops working if it stalls.
In Yerevan, prices rose very quickly in 2022-2023 on the wave of relocation and then stabilized. The market has become more mature and less speculative.
Taxes
Georgia: there is no tax on buying; property tax is paid only by households with an income of 40,000 GEL a year or more, at a maximum of 1%; rental income for an individual is taxed at 5%; a sale after two years of ownership is not taxed.
Armenia: rates are also low, and buying property gives grounds to apply for a residence permit. See our guide to buying property in Armenia as a foreigner.
On taxes, both countries are comfortable. This will not be the deciding factor.
Residence permit
Georgia: a purchase from $100,000 gives grounds to apply for a short-term residence permit. But citizens of many countries can stay in Georgia visa-free for up to a year without a permit, so you do not need one to "come for the summer".
Armenia: buying a home is grounds for a residence permit, and there is no minimum property value. For those who need a legal status, this is a notable advantage.
Liquidity
Yerevan is more liquid. The market is bigger, there are more buyers and there is constant local demand, so you can sell an apartment within a reasonable time.
In Batumi, buyers are mostly visitors and seasonal, and there is a large supply of new builds. Selling takes longer, especially in winter and especially if your apartment is no different from three hundred identical ones in the same building.
Which one suits whom
Batumi: if you want the sea and your own apartment by the water for relatively little money; if you are prepared to wait for completion and earn on the growth in value; if you like the idea of coming here yourself.
Yerevan: if you need a steady monthly income; if liquidity and the ability to exit matter; if you plan to live there and get a residence status; if you prefer a finished home to a construction project.
Both: these are different baskets, and they correlate poorly with each other. Some of our clients hold an apartment in Yerevan for long-term rent and an apartment in Batumi for summer use and capital growth.
