Gyurjyan Cascade in Yerevan: complex overview, buildings and completion dates

Gyurjyan Cascade is the largest residential project we work with in Yerevan: 30 residential buildings on a 7.24-hectare plot in the Nor Nork district, at 14/1 Gyurjyan Street. The developer, Art-Company, calls the concept a "city within a city", and judging by the project's contents, that is not far from the truth.

What the complex is

There are 32 buildings on the site, 30 of them residential, from 9 to 16 floors. Buildings cover 26% of the plot; the remaining 74% is given to a cascading park, alleys, playgrounds and sports grounds, a swimming pool and internal driveways. That is unusually generous for Yerevan: in dense Nor Nork, a courtyard usually means a car park and a couple of benches.

Underground there is parking on two or three levels, depending on the group of buildings, with charging stations for electric cars. The ground floors of buildings 25-30 are commercial, four to five units per building: shops, cafes, business spaces. A kindergarten and a school are next to the complex.

The developer states an A++ energy-efficiency class for the buildings, says these are the first such buildings in Armenia and expects utility bills to be up to 50% lower. Solar stations owned by the complex are installed on site: their income is meant to cover the electricity of common areas and part of the residents' service charge. These are the developer's promises and can only be verified after people move in, but betting on energy efficiency is still rare in Armenian new builds.

Completion dates by building

The complex is completed in phases, and the spread is wide:

  • buildings 1-12: July 2028
  • buildings 13-14: December 2028
  • buildings 15-24: December 2029
  • buildings 28 and 30: June 2030
  • buildings 25-27: November 2030

An important detail that people often forget to ask about: keys are handed over not at completion but about six months after the certificate of completion. So add another half year to the date in the list before you can bring in a renovation team.

Prices and availability

From 1 October 2026 the base prices per square metre are AMD 730,000 in buildings 1-24, AMD 760,000 in buildings 28 and 30, AMD 790,000 in buildings 25-27 and AMD 810,000 on the two top floors of buildings 25-27. The developer holds these rates until 31 October, after which the price list is reviewed, so check the figures again before a deal on the complex page, where availability is updated daily.

According to the availability chart for buildings 25-30, of 629 apartments 257 are free, 90 reserved and 282 sold. The most choice is in buildings 25, 26 and 27, with roughly 92, 76 and 88 free apartments. One apartment is left in building 30 and none in building 28. About 143 two-room apartments of 38.6 to 47.1 m² are available, and about 114 three-room apartments of 58.5 to 64.7 m². Buildings 1-24 have far fewer free apartments, around thirteen, but some of them are large units with terraces.

By Armenian convention, a "two-room" apartment means a living room and one bedroom, what would be called a one-bedroom apartment elsewhere. Keep this in mind when comparing prices with other countries: see how rooms are counted in Armenia.

Who the complex suits

Gyurjyan Cascade is worth considering if you want a new home with an enclosed green territory and are ready to wait two to four years. For this money you cannot buy a new build in central Yerevan at all, and a resale apartment of a similar size in Nor Nork costs more once you account for its condition.

If you see the purchase as an investment, it is useful to calculate in advance how much such an apartment could earn from rent after completion and compare it with the yield of other options in Yerevan.

If you do not want to wait several years, look at other new-build projects: some are completed sooner.

What to clarify before the deal

  • The exact building and its completion date: the difference between July 2028 and November 2030 is two and a half years of your life.
  • The payment scheme and the discount tied to it: a larger down payment lowers the price per square metre.
  • What the contract area includes, especially if the unit has a terrace.
  • The acceptance procedure and what happens if the date slips: accepting an apartment from a developer.

The data is based on the developer's materials and availability chart as of October 2026. For current availability, layouts and payment calculations, see the Gyurjyan Cascade page.
