How Rooms Are Counted in Armenia: A Buyer's Guide
By WSE.AM editorial team, edited by Mark Muzyka · Updated 8 October 2026
Why a 2-room apartment in Yerevan means a bedroom plus a living room, how to compare it with other markets, and where buyers lose money on the difference.

The first thing many foreign buyers trip over is the way rooms are counted in Armenia. Here is how it works, so you neither overpay nor end up disappointed.
How rooms are counted in Armenia
The living room counts as a room. So:
- a 1-room apartment is a studio or an apartment with a combined kitchen and living room
- a 2-room apartment is a living room plus one bedroom
- a 3-room apartment is a living room plus two bedrooms
- a 4-room apartment is a living room plus three bedrooms
It is the same principle as in Europe, where an apartment is described as "two bedrooms" or "1+1".
What this looks like in listings
A 2-room apartment of 38.6 m² in Gyurjan Cascade is not two bedrooms squeezed into 38 square meters, but a bedroom and a kitchen-living room. Buyers used to the Russian system would call it a one-room apartment or a "euro-two".
A 3-room apartment of 98.7 m² in HAY VIEW is a living room and two bedrooms.
Georgia counts differently
This matters if you are comparing markets. In Batumi, and in Georgia in general, the count is closer to the Russian one: a studio is a studio, and a one-room apartment has one bedroom.
So when you compare Batumi projects with Yerevan ones, look at the floor area and the layout, not the number of rooms.
Where buyers lose money
When comparing prices. "A 2-room apartment in Yerevan for 120 thousand" and "a 2-room apartment in another city for 120 thousand" can be completely different products.
When searching. If you set the filter to "3 rooms" out of habit from another market, you cut off suitable options and end up looking at more expensive ones.
When planning for a family. A family with two children needs two bedrooms, which means a 3-room apartment by Armenian counting, not a 2-room one.
How to search the right way
Look at three things at once:
1. The number of bedrooms, not rooms. 2. Total floor area. 3. The layout on the floor plan, not in the description.
This clears up almost every misunderstanding.
Market medians
For reference, median rents in Yerevan as of September 2026: a 1-room apartment around $825, a 2-room around $1,183, a 3-room around $1,503, a 4-room around $2,100.
Read this as follows: a 1-room apartment is a studio, and a 2-room apartment has one bedroom.
Other terms
Besides room counting, deals involve other terms worth knowing in advance: white frame (shell finish), pre-finish, Cadastre (the State Cadastre Committee, which keeps the property register), social card (the card with your Armenian public service number) and deposit.
A practical tip
In your first conversation with an agent or a developer, say directly how many bedrooms you need and how many people will live there. This removes the terminology question immediately and saves you several viewings.
Current listings are in the rentals catalog and the sales catalog.
