Firdus Prime Residence: overview of a new complex in central Yerevan

Firdus Prime Residence is a premium complex in the very centre of Yerevan, on Firdusi Street near Tigran Mets Avenue. The developer is Art-Company, the same company that builds Gyurjyan Cascade, but the class and approach here are completely different.

What the project is

Four buildings, 19 floors, 549 apartments. The structure is monolithic, and apartments are handed over with pre-finishing. Location is the project's main argument: from here you can walk to Republic Square, the Vernissage market and Northern Avenue.

The developer describes the project through its infrastructure and business environment: commercial premises, leisure areas and a business setting within the block. In central Yerevan, where new construction is limited by dense development, a complex of this scale is rare.

Completion by lot

The project is completed in lots, with a spread of more than two years:

  • lot 14-A: October 2027
  • lots 10 and 11: April 2028
  • lot 14-B: December 2028
  • lot 12: September 2029

So the first question when choosing an apartment here is not the floor or the view but the lot.

Prices

The developer's prices are in US dollars, which sets the project apart from most Yerevan new builds priced in dram. As of September 2026, the larger formats remained on sale:

  • a three-room apartment of 94 m² in lot 14-A: about $619,600, or $6,592 per square metre
  • a four-room apartment of 134 m² in lot 14-B: about $763,800, or $5,700 per square metre
  • a 256.1 m² penthouse in lot 14-A: about $1.004 million, or $3,921 per square metre

Note the pattern: the larger the unit, the lower the price per square metre. The penthouse costs almost half as much per square metre as the three-room apartment. The pool of buyers for large units is narrow and their liquidity lower, and the market compensates with a lower price per metre.

In July 2026 the developer raised prices for lots 10, 11, 12 and 14-A by 5%. The price list is reviewed regularly, so check the figures before a deal on the complex page.

Instalment plan

There is a scheme without bank interest: a 10% down payment, 60% in equal instalments during construction and 30% on completion. The developer calls it a 52-month instalment plan. For how developer instalments work in general, see developer instalment plans in Yerevan.

What to understand about the currency

Prices are in dollars, but payments in Armenia are made in dram, and the developer uses its own conversion rate. On a sum of more than half a million dollars, the difference in rate becomes a noticeable item. Agree on the rate and fix it in the contract.

Who it suits

A buyer for whom the address matters more than floor space: for the same money you could get twice the area in a residential district. An investor in short-term rentals: central Yerevan is the only location with steady year-round tourist demand.

If the centre is not essential, look at other Yerevan new builds: in Arabkir and Nor Nork a square metre costs several times less. To compare with other options in the centre, browse apartments for sale in Kentron, new builds for sale in Kentron and new builds for rent in Kentron, or read the Kentron district guide.

What to clarify before the deal

  • The lot and its completion date: there are almost two years between October 2027 and September 2029.
  • What the pre-finishing includes and what you will need to complete yourself.
  • The dollar-to-dram conversion rate and whether it is fixed in the contract.
  • Parking: whether a space is included in the price or bought separately.
  • How the contract is registered and from which payment.

For current availability, layouts and payment calculations, see the Firdus Prime Residence page. If you would like an agent to compare the project with resale options in the centre, send a request through apartment search.

Frequently asked questions

How much does an apartment in Firdus Prime Residence cost?
As of September 2026, the larger formats remained on sale: a 94 m² three-room apartment for about $619,600 ($6,592 per square metre), a 134 m² four-room for about $763,800 ($5,700 per square metre) and a 256.1 m² penthouse for about $1.004 million ($3,921 per square metre).

When will the complex be completed?
By lot: 14-A in October 2027, lots 10 and 11 in April 2028, lot 14-B in December 2028 and lot 12 in September 2029.

Why is a square metre in the penthouse cheaper than in a regular apartment?
The pool of buyers for large units is narrow and their liquidity lower. The market compensates with a lower price per square metre: this is a general rule of the premium segment, not a feature of this particular project.

In which currency do you pay?
The developer's prices are in dollars, and payments in Armenia are made in dram. The conversion rate needs to be agreed and fixed in the contract: on a sum of more than half a million dollars, the difference becomes noticeable.

What instalment plan is available?
Without bank interest: a 10% down payment, 60% in equal instalments during construction and 30% on completion. The developer calls it a 52-month instalment plan.
