Question 1

How much does it cost to rent an apartment in Malatia-Sebastia, Yerevan?

Accepted Answer

Half of the listings in this selection cost more than $1,186 per month and half cost less. Nine out of ten are between $884 and $1,658. This is the median of our current listings, not the average, because a few very expensive listings push the average up.

Question 2

How many options are available now?

Accepted Answer

There are 33 listings in this selection. The list comes from the WSE.AM database: a listing disappears as soon as it is rented or sold, so there are no outdated offers here.

Question 3

What size are the apartments in this selection?

Accepted Answer

A typical apartment is 75 m², about $16 per square metre per month. In Armenia rooms are counted including the living room, so a 2-room apartment usually has one bedroom.

Question 4

Is this more or less expensive than the district average?

Accepted Answer

More expensive by about 7%: the median of all apartments in the district is $1,107 per month, in this selection it is $1,186. Both figures come from the same database, so they can be compared directly.

Question 5

Is the balcony glazed and insulated?

Accepted Answer

It varies. In buildings of recent years the balcony is more often glazed; in older buildings open balconies are common. You can see it in the photos, and if the photos do not show it, ask the agent before the viewing and we will check with the owner.

Question 6

What do I need to rent an apartment in Yerevan as a foreigner?

Accepted Answer

A passport, the first month's rent and a deposit. The deposit is usually equal to one month's rent but is agreed with the owner. We prepare the lease, help with moving in and record the meter readings; a foreigner needs nothing else to rent.
