Question 1

How much does it cost to buy an apartment in Malatia-Sebastia, Yerevan?

Accepted Answer

Half of the listings in this selection cost more than $93,500 and half cost less. Nine out of ten are between $82,000 and $110,000. This is the median of our current listings, not the average, because a few very expensive listings push the average up.

Question 2

How many options are available now?

Accepted Answer

There are 7 listings in this selection. The list comes from the WSE.AM database: a listing disappears as soon as it is rented or sold, so there are no outdated offers here.

Question 3

What size are the apartments in this selection?

Accepted Answer

A typical apartment is 40 m², about $2,216 per square metre. In Armenia rooms are counted including the living room, so a 2-room apartment usually has one bedroom.

Question 4

What counts as affordable here?

Accepted Answer

We do not set the threshold by hand: the selection includes listings cheaper than 80% of the district median, and the median is recalculated from our database every night. The border moves with the market.

Question 5

Can a foreigner buy an apartment in Yerevan?

Accepted Answer

Yes, on the same terms as an Armenian citizen: there are no restrictions on foreigners buying apartments. You need a passport and either attend the deal or give a power of attorney. We check the documents and support the deal and the registration at the Cadastre.
