How to Transfer Money to Armenia to Buy an Apartment

Moving money to Armenia for a property purchase: an Armenian bank account, proof of source of funds, transfer times, fees and the usual delays.

How do you transfer money to Armenia to buy an apartment?
Short answer: the key rule is to open your bank account before you start looking for an apartment, not after you have found one. Opening an account as a non-resident takes anywhere from one day to several weeks, depending on the bank, your citizenship and how complete your documents are, so it cannot sit on the critical path of the deal. For people relocating to Armenia, the thing that most often breaks a deal timeline is not the apartment or the paperwork but money that has not arrived yet: the notary date is set and the transfer is stuck in a compliance check. There are several routes. A bank transfer from your own account abroad to your own account in Armenia is the most transparent one, because the money moves between accounts of the same person, and banks clear these transfers fastest. Money transfer services work for smaller amounts and run into limits, so they usually do not work for the full price of an apartment. Bringing in cash is legal if you declare it at the border, but the bank will still ask where the money came from.
The most common reason relocants miss their deadlines is not the apartment and not the documents. It is money that did not arrive in time. You find a place, agree on terms, book a date with the notary, and the transfer is stuck in review. Here is how to set up the route in advance.
The main rule: open the account before you look for an apartment
Not after you find something, but before. Opening an account at an Armenian bank as a non-resident takes from one day to several weeks, depending on the bank, your citizenship and how complete your documents are. You cannot afford to have this task on the critical path of the deal.
We cover the procedure in detail in a separate guide: how to open a bank account in Armenia.
What routes are available?
A bank transfer from your own account abroad to your own account in Armenia. This is the most transparent route, because the money moves between accounts that belong to the same person. Banks clear exactly these transfers the fastest.
Money transfer services. These work for smaller sums and hit limits. They are usually not suitable for the full price of an apartment.
Bringing cash. Legal if you declare it at the border. But you still have to deposit the money in a bank afterwards, and the question of the source of funds comes up again there. On top of that there are risks and limits on the amount.
Cryptocurrency. People do use it, but it adds a separate layer of questions when you deposit the money with a bank and when you have to prove the source of funds for the deal. If you plan this route, discuss it with the bank in advance, not after the fact.
Proving the source of funds
This is the main hurdle, and you prepare for it ahead of time. The bank may ask for documents that explain where your money comes from. Typically:
- an income statement or a tax return;
- a sale agreement for a property you sold before;
- documents on the sale of a business or a stake in one;
- a bank statement showing how the savings built up;
- inheritance or gift documents.
The larger the amount, the closer the check. Putting the package together in advance is cheaper than doing it while the seller is waiting for payment.
How long does it take and what does it cost?
An international transfer takes from one to several business days, but the real timing depends not on the transfer itself but on the compliance check at the receiving bank. The first large transfer is almost always checked longer than the ones that follow.
Fees are made up of the sending bank's fee, correspondent bank fees and the fee for crediting the funds. Then there is conversion: if you pay in dram (AMD) but brought dollars, the exchange rate affects the final figure much more than the fees do.
How is payment made in a property deal?
In Armenia, payments under a sale and purchase agreement go through a bank, and the amount in the contract is fixed in dram. The payment scheme and the moment the money is handed over are written into the contract: part before registration and part after, or the full amount at signing. This is negotiable, and it makes sense to protect the buyer's interest here: the money should be released so that by the time of payment the ownership has already passed, or passes at the same moment.
The paperwork side is covered in our guide to the apartment sale and purchase deal in Yerevan.
Common delays
1. The account is open but not activated for international incoming payments. Ask about this separately. 2. The sender's name does not match the recipient's name. A transfer from a relative or a friend turns into a separate check. It is better to send the money to yourself. 3. The payment reference is too vague. Wording like "purchase of real estate" together with the contract details works better than an empty field. 4. Currency. Decide in advance which currency you will hold the money in before the deal, so you do not end up converting twice. 5. No buffer in the contract deadlines. If you set a payment deadline, leave room for the transfer check.
If you are buying remotely
When you buy through a representative, the money route needs even more careful planning: who pays, from which account, to whom and at what moment. A power of attorney to manage money and a power of attorney to buy property are two different documents. The full scheme is explained in how to buy an apartment in Yerevan remotely.

Frequently asked questions
