Renting an Apartment in Yerevan for 3-6 Months: How and How Much
By WSE.AM editorial team, edited by Mark Muzyka · Updated 8 October 2026
Mid-term rentals in Yerevan, between daily and annual: where to look, how much extra you pay, and how to agree a shorter lease with the owner.

A three-to-six-month rental is a common request from people who have relocated but have not yet decided whether to stay. Here is how it works in Yerevan.
Why is it harder than it looks?
Yerevan's market is split in two: daily rentals for tourists and long-term leases of a year or more. A mid-term stay falls between them.
An owner who rents out for a year does not want to look for a new tenant after three months. An owner who works with tourists earns more on the daily rate.
That is why a mid-term stay usually costs more than the annual rate.
How much does it cost?
Benchmarks based on September 2026 medians for long-term rentals: about $825 a month for a 1-room apartment, about $1,180 for a 2-room (usually a living room plus one bedroom) and about $1,500 for a 3-room.
For a three-to-six-month stay it is realistic to budget for a surcharge on top of these figures. The exact amount depends on the season and on the specific owner.
For comparison, a daily rental works out noticeably more expensive per month: see our article on renting for a month.
Where to look
Apart-hotels and serviced apartments. They accept any length of stay. They cost more than a regular rental, but there is no hassle: furniture, cleaning and utilities are included.
Owners in the off-season. If an apartment stands empty from November to March, the owner is more willing to agree to a shorter stay.
A regular long-term rental with an honest conversation. Sometimes an owner agrees if you state your timeframe up front and offer reasonable terms.
How to negotiate
Do not hide how long you plan to stay. Saying "for a year" and then moving out after three months means losing your deposit and damaging the relationship.
What you can offer in exchange for a shorter stay:
1. Paying several months in advance. 2. A larger deposit. 3. Flexibility on move-in and move-out dates. 4. Readiness to move in right away, without haggling over small things.
What the lease should include
- exact start and end dates
- early termination terms for both sides and notice periods
- the deposit amount and how it is returned
- who pays the utilities
- the condition of the apartment at handover, ideally with photos
A general guide to the lease is in a separate article.
Seasonality
In summer and early autumn demand is higher, the choice is thinner and negotiating is harder. In winter owners are more flexible: an empty apartment earns nothing, and three months of rent is better than downtime.
If your dates are flexible, do not arrive in August.
Residence permit
If you plan to apply for a residence permit, you may need a registered lease. A short term does not prevent this, but the lease has to be drawn up correctly.
What next
If after six months you decide to stay, you will already know the city and can choose a district with confidence: see our overview of districts and the relocation guide.
