What will happen to housing prices in Yerevan in 2027
A caveat up front: there are no precise forecasts for the property market, and anyone who names a specific growth figure a year ahead is selling, not analysing. Let us look at the factors that really affect the Yerevan market.
What happened
The Yerevan market went through a sharp rise in 2022 on the wave of mass relocation: demand for renting and buying grew quickly and rents jumped. Then part of that growth corrected when some of the newcomers moved on.
Current prices by district are on the Yerevan apartment prices page.
What pushes the market up
Limited supply in the centre. Kentron is built up, and there are few new plots. Whatever gets built goes to other districts. This structurally supports prices in the centre.
Relocation demand. Armenia remains a convenient jurisdiction for remote workers: easy entry, clear rules and a relatively affordable life. As long as this flow continues, rental demand holds up.
Mortgage programs. Access to credit widens the pool of buyers: mortgage rates for new builds.
Tourism. A growing flow of visitors supports the short-term rental segment and, through it, prices of compact apartments in the centre.
What pulls it down
The volume of new construction. A lot is being built in Yerevan: the projects we work with alone account for more than a thousand apartments. When phases are completed, a large volume of housing hits the market at once, putting pressure on prices and rents in specific districts.
Some relocants leaving. The 2022 wave is not repeating, and some of those who came have moved on.
Regional risks. Armenia is in a difficult neighbourhood, and any escalation affects investment demand.
Fewer tax incentives. The mortgage income tax refund no longer applies to new loans for most housing in Yerevan, which removes part of the demand for new builds in the capital: see mortgage income tax refund in Armenia.
What this means in practice
A sensible working hypothesis: the market is broadly stable, with different dynamics by segment.
The centre and premium hold up better: supply is limited and buyers are solvent.
The mass segment in districts with active construction may come under pressure: where hundreds of apartments are completed at once, rents grow more slowly.
Affordable districts are less sensitive to fashion and demand swings, but also less liquid.
How to decide
Do not rely on a growth forecast as the basis of your calculation. Make the numbers work without it:
- if you are buying to live in, compare with renting over a five-year horizon
- if you are buying to let, calculate the yield from current rents, not future ones: how to calculate
- if you are investing in a new build, look at the completion date: the further away it is, the more uncertainty
What to ask the seller
When someone quotes expected growth, ask two questions: from what base was it calculated, and what happened to prices in this same project over the past two years? The answer to the second question tells you more than any forecast.
Comparing with neighbours
It helps to look wider: Batumi or Yerevan: where to buy.
Current offers: apartments for sale in Yerevan, apartments for sale in Kentron, new builds for sale in Arabkir and the new buildings section. If you would like an agent to run the numbers on a specific apartment, send a request through apartment search.

Frequently asked questions
Will apartment prices in Yerevan rise next year?
There is no precise forecast, and anyone who names a specific growth figure is more likely selling than analysing. A sensible working hypothesis: the market is broadly stable, but dynamics differ by segment.
Which parts of Yerevan will suffer least from lower demand?
The centre and premium segment hold up better: supply in Kentron is limited, there are few new plots, and buyers are solvent. The mass segment may come under pressure where hundreds of apartments are completed at the same time.
What could lower housing prices in Yerevan?
Large volumes of new construction completed at once, some relocants leaving after the 2022 wave, fewer tax incentives for mortgages and regional risks that affect investment demand.
How should I buy an apartment in Yerevan if the market is unpredictable?
Make the purchase make sense without price growth: if buying to live in, compare with renting over five years; if buying to let, calculate the yield from current rents; and with a new build, factor in the completion date.
