Apartments Near the American University of Armenia (AUA)

Where to look for housing near AUA and other Yerevan universities, what it costs, and why the university area works well for buy-to-let investors.

The American University of Armenia (AUA) is in the center of Yerevan, on Marshal Baghramyan Avenue. Steady rental demand has formed around it, which makes the area interesting both for people looking to rent and for those buying to let.
Where to look
AUA sits in the upper part of Kentron (the city center), next to Baghramyan Avenue. Within walking distance you have:
- Kentron itself with all its amenities
- Baghramyan Avenue and the surrounding streets
- the lower part of Arabkir
- the Marshal Baghramyan metro station
For a student or a lecturer, this means you can search for housing within walking distance and not depend on transport.
How much does it cost?
According to our database as of September 2026, the median rent in Kentron is around $1,650 a month, or around $23 per square meter. It is the most expensive district in the city.
In neighboring Arabkir the median is around $1,240, or around $18 per square meter. The difference is noticeable, and the walk to the university gets ten to fifteen minutes longer.
Across the whole city, the medians by number of rooms are: a one-room apartment around $825, a two-room apartment (usually a living room plus one bedroom) around $1,180, and a three-room apartment around $1,500.
For students
Renting an apartment in the center on your own is expensive. The usual approach here is the same as anywhere: two or three people share an apartment. A three-room apartment at $1,500 split three ways is $500 per person, which is already comparable to renting a single room.
For investors
The area around the university is a rare case in Yerevan of steady year-round demand:
A predictable cycle. The academic year sets the rhythm: the peak of the search comes at the end of summer.
Tenants who can pay. AUA students and faculty, including foreigners.
Short vacancies. An apartment within walking distance of the university rarely stays empty.
The downside is the same as for the whole center: a high purchase price. The median in Kentron is around $3,300 per square meter, compared with $2,030 in Nor Nork. The percentage yield in the center is lower.
What to keep in mind
Furniture is a must. Students and visiting lecturers rent ready-to-live-in apartments.
The contract. If you rent to several tenants, do it with a clear contract: rights and obligations of both sides.
Seasonal move-ins. If the apartment becomes free in December, finding a new tenant will take longer than in August.
Other universities
Besides AUA, Yerevan has Yerevan State University, the Russian-Armenian University, the medical university and others. All of them are concentrated in the central part of the city, so the search logic is similar.
