Few large apartments are built in Batumi: the market is investor-driven, and investors buy studios. That is exactly why two- and three-bedroom units are more interesting for your own use — there are fewer of them, and a building that has them feels far more alive in winter.

The trade-off is liquidity. Selling a large apartment in a resort city takes longer than selling a studio, simply because there are fewer buyers. Plan months, not weeks, for an exit.

A practical note: look at the bathroom layout and whether the bedrooms can be closed off separately. For family lets that matters more than the view.

Can a foreigner buy an apartment in Batumi?
Yes. Foreigners buy residential property in Georgia on the same terms as locals: no residence permit, no local company and no special approvals are required. The restrictions in Georgian law apply to agricultural land, not to apartments. Ownership is registered in the Public Registry of Georgia in the buyer's name.
Do I need to travel to Georgia to buy?
No. The purchase can be completed remotely through a notarised power of attorney: you sign it with a notary in your own country, and we handle the reservation, the contract and the registration. A visit makes sense for handover and finishing works, but even that is optional.
What taxes does a property owner pay in Georgia?
Georgia has no property purchase tax. Annual property tax applies only to households with an annual income above GEL 40,000; the municipality sets the rate, which never exceeds 1% of market value. Rental income earned by an individual from residential property is taxed at 5%. Rates and thresholds should be re-checked with a tax adviser at the time of the transaction.
Does buying an apartment give a residence permit?
Buying property worth USD 100,000 or more is grounds for applying for a short-term residence permit in Georgia; it can be extended, and after several years of ownership permanent residence can be sought. The permit is not automatic: it is a separate application decided by the Public Service Development Agency. The threshold and the rules change, so they must be confirmed with an immigration lawyer before the purchase.
What protects the buyer while the building is under construction?
Georgia has no escrow scheme for off-plan construction, and that is worth knowing upfront. Buyer protection works differently: the contract is registered, and once half of the price is paid the buyer may be recorded in the Public Registry as the future owner of that specific apartment, after which it cannot be sold to anyone else. Registration terms, delivery dates and the parties' liability are set out in each project's own contract; we share the draft contract before any money is paid and go through it with you, including the inconvenient clauses.
What does WSE.AM charge the buyer?
Nothing. We are an official partner of the developer and our fee is paid by the developer. The price you pay is the same as in the developer's own sales office — there is a single price list. On the buyer's side only the usual transaction costs remain: notary, registration and document translation.
Why buy through WSE.AM instead of directly from the developer?
The price is the same; the work is not. A developer's sales team sells its own buildings; we compare projects against each other and will tell you plainly when one does not fit your goal. We keep current availability and price lists, run the purchase remotely from reservation to registration, review the contract and help with finishing and letting after handover. We have been in real estate since 2019 and we answer to you, not to the developer.
What does it cost to maintain the apartment after handover?
It consists of the building's service charge plus utilities. The developer approves the service charge for each building separately, and we request it in writing before the purchase along with a list of what it covers: without that figure a yield calculation is meaningless. Be sceptical of any projection that leaves this line out.
Can the apartment be rented out, and who manages it?
Yes, and for most buyers in Batumi that is the main scenario. The developer's projects come with a management company that handles check-ins, cleaning and maintenance; its terms and its share are set out in a separate management agreement. You can also let the apartment yourself or through any other agency — using the management company is not compulsory.
