Buying an apartment in Yerevan on a developer instalment plan in 2026
How does a developer instalment plan work in Yerevan?
In short: an instalment plan is the most accessible way to buy a new-build apartment without bank paperwork. The typical scheme is a down payment of about 30% and the rest in equal payments until construction is finished, usually over one to three years. Many developers offer instalments at zero interest, some charge a small rate when the down payment is low or the schedule is long. You will also see 30/70 and 50/50 schemes and individual schedules. An instalment plan differs from a mortgage in three ways. It is provided by the developer itself, with no income statements, credit history or insurance, so it is easier for a foreigner to get. The term is short, only until the building is completed, so the monthly payment is noticeably higher than a mortgage payment. And most importantly, full registration of ownership usually happens after the last payment; until then you have a contract with the developer. That is the clause to check in the contract, together with a fixed price and the consequences of a late payment.
How developer instalment plans are structured
The typical scheme is a 30% down payment, with the rest paid in equal instalments until construction is completed (usually 1-3 years). Many developers charge 0%, some charge a small rate for a low down payment or a long schedule. There are 30/70 and 50/50 schemes as well as schedules tailored to the buyer.
How an instalment plan differs from a mortgage
- Approval. The instalment plan comes from the developer: no income statements, credit history or insurance. For a foreigner this is easier than a bank mortgage (mortgages in Armenia).
- Term. Instalments are short (until completion), a mortgage runs for 10-20 years. The instalment payment is noticeably higher.
- Ownership. With an instalment plan, full registration usually happens after the final payment; until then a contract with the developer applies. This is the key point to check.
What to check in an instalment contract
- When ownership passes and what happens if you miss a payment: a penalty, a price recalculation or termination with a deduction.
- A fixed price. The price should be clearly fixed in dram or dollars, with no retroactive "indexation to the exchange rate on the payment date".
- Schedule versus construction. Ideally, payments are tied to construction stages.
- The developer's reliability matters more than any schedule: completed projects, permits, pace of construction. How to check it: choosing a developer in Yerevan.
A buyer's strategy
An instalment plan works well when your money comes in parts (selling another property, income in foreign currency) or when you do not want to deal with a bank. If you need more than three years, compare it with a mortgage on the total cost. For the tax side of buying, see property taxes in Armenia.
Where to find options
New buildings with instalment plans are collected in the buy on instalments selection and in our Yerevan new buildings overview. Instalment plans are currently offered, for example, by Gyurjyan Cascade in Nor Nork and Firdus Prime Residence in the centre: terms and payment schedules are listed on the project pages. To browse apartments in new buildings by district, see new builds for sale in Arabkir and in Nor Nork.
Instalments are not only a Yerevan thing: in Batumi the developer offers up to 48 months interest-free, and this is the main way in for a foreigner because a mortgage in Georgia is hard to get. See Batumi apartments on instalments.

Frequently asked questions
What instalment plans do Yerevan developers offer?
Typical terms: a down payment of 10 to 30%, a term of up to 60 months, no bank interest. The exact scheme depends on the project: in some, payments continue after completion, in others they must end before it.
Do developers give instalment plans to foreigners?
Yes, developers arrange instalment plans without a bank, income statements or credit history. This is one reason why instalments are more popular than mortgages on the Armenian market.
Which is better: an instalment plan or a mortgage?
If you can fit into the instalment term, it is always cheaper: there is no overpayment. A mortgage is for those who need a longer term and a lower monthly payment.
Does the payment scheme affect the price?
Yes. The more you pay upfront, the lower the price per square metre: the discount for the scheme can reach AMD 10,000 per square metre, which adds up to a significant sum for the whole apartment.
What should I check in an instalment contract?
The payment schedule with dates, the consequences of a late payment, the option of early repayment, a price fixed for the whole term and the right to assign the contract to another buyer.
