Real estate agency fees in Yerevan: who pays and how much
How much does a real estate agency charge in Yerevan?
In short: there is no single rule on the Yerevan market, and amounts differ several times over depending on the type of deal. In rentals the fee is traditionally tied to the monthly rent: a common benchmark is half a month's rent or a full month's rent, depending on how hard the search is and who the client is. The key question is not the size but who pays, and there are three options. The tenant pays, which is the most common case in an ordinary apartment search. The owner pays, when the property is expensive or has been empty for a long time and the owner wants it rented quickly. Both sides pay, and this is where most of the dissatisfaction comes from, because the parties find out at the last moment. Normal practice is to agree on the fee and who pays it before the viewings, not on the doorstep. In a sale, the fee is calculated as a percentage of the property price.
The question about the fee is almost always asked last, although it makes more sense to ask it first. There is no single rule on the Yerevan market, and the amounts differ greatly depending on the type of deal and whose interests the agent represents.
Renting: how it is usually calculated
In rentals, the fee is traditionally tied to the monthly payment. A common benchmark in Yerevan is half a month's rent or a full month's rent, depending on how complex the search is and who ordered the service.
The key question is who pays. There are three possibilities, and all of them occur.
- The tenant pays. The most common case in an ordinary apartment search.
- The owner pays. This happens when the property is expensive or has been empty and the owner wants a tenant quickly.
- Both sides pay. This exists too, and it is where most of the dissatisfaction comes from, because the parties find out at the last moment.
Normal practice: the size of the fee and who pays it are agreed before the viewings, not on the doorstep of the apartment.
Buying: a different logic
In a sale, the fee is calculated as a percentage of the property price. On the Yerevan market the benchmark is a few percent of the transaction price, and the exact amount depends on complexity: an ordinary resale apartment, a property with problematic documents and a remote deal for a buyer abroad all cost differently.
Usually the fee is paid by the party that ordered the service. If the agency represents the seller and sells their apartment, the seller pays. If the buyer hired an agent for their own search, the buyer pays.
What you are really paying for
If the service boils down to "open the door and show the apartment", that is an expensive door. The point of the fee is different:
- Selection. Weeding out listings that no longer exist and prices that do not match the market. On Yerevan's public listing sites, outdated listings are a mass phenomenon.
- Document checks. The owner, the basis of ownership, encumbrances, arrests and whether the layout matches the Cadastre plan.
- Negotiating price and terms. The difference between the asking price and the final price is often larger than the fee itself. More on this in negotiating the price.
- Organizing the deal. The notary, the Cadastre, the payment procedure and the key handover dates.
- The contract. Especially in rentals: who pays utilities, how the rent is indexed, the terms of early departure and what happens to the deposit. See rental contracts and tenant rights.
Red flags
- Money is requested before a viewing. A fee for access to a database or for viewings is not a commission for a deal.
- The fee is named only after the viewing. Terms are discussed beforehand, otherwise the conversation happens in a hurry and on emotions.
- Nothing is in writing. The agreement on the service and its cost should be written down, not verbal.
- The agent represents both sides and promises both the best terms. That does not happen: in a negotiation the parties' interests are opposed.
- A property "only with a prepaid reservation". A reservation can be justified for new builds, but the refund terms must be in writing.
Can you do without an agent?
You can, and some deals are done that way. It makes sense if you live in Yerevan, can read documents calmly, are ready to spend time filtering listings and are not afraid to negotiate yourself. How this works in practice is covered in how to avoid rental scams in Yerevan.
A remote purchase without support is much riskier: there the cost of a mistake is measured not in a month's rent but in the price of the apartment.
How to agree properly
Before work begins, clarify four things: the size of the fee, when it is paid, what the service includes and what happens if the deal falls through through no fault of yours. Four short questions remove almost all later conflicts.

Frequently asked questions
Who pays the agency fee when renting an apartment in Yerevan?
Most often the tenant, but sometimes the owner of an expensive or long-empty property covers it, and sometimes both sides pay. Who pays and how much should be agreed before the viewings, not on the doorstep.
How much does an agency charge for buying an apartment in Yerevan?
In a sale, the benchmark is a few percent of the transaction price, depending on complexity: an ordinary resale apartment, a property with problematic documents or a remote deal all cost differently. The party that ordered the service usually pays.
Is it normal for an agent to ask for money before showing an apartment?
No, that is a red flag: a fee for database access or viewings is not a commission for a deal. Other warning signs are a fee named only after the viewing and no written agreement.
Can you buy or rent an apartment in Yerevan without an agent?
Yes, if you live in Yerevan, read documents calmly and are ready to filter listings and negotiate yourself. A remote purchase without support is much riskier, because the cost of a mistake equals the price of the apartment.
