Torrevieja: areas and apartment prices

In short. Torrevieja is the main town in our Spanish catalogue: 79 properties from 104 000 €, median 169 900 €, median price per square metre 2 552 €. Within 500 m of the sea: 47 properties. The widest choice is in Playa del Cura, by the central beach. Alicante airport is about 40 minutes away by car.

The figures in this article are calculated automatically from the properties currently for sale in our catalogue. They are not statistics for the whole Torrevieja market, but what you can buy through us right now.

Why Torrevieja

Torrevieja sits on the southern Costa Blanca, in the province of Alicante. It is not a holiday village but a year-round town: according to the municipal register at the start of 2025, more than 106 thousand people live here, and about half of them are foreign nationals from over a hundred countries. For a buyer from Yerevan, Moscow or Almaty, that means something simple: you will hear Russian in the street, and a foreign neighbour is the rule rather than the exception.

The town is squeezed between the sea and two salt lagoons. The La Mata and Torrevieja lagoons form a natural park of about 3 700 hectares, and the larger lagoon is famous for its pink water, coloured by microorganisms that thrive in the very salty water. Salt has been harvested here for centuries, and the salt loading pier in the port is still part of the townscape.

The drive from Alicante-Elche airport takes about 40 minutes, and it is roughly the same to Región de Murcia airport. Alicante itself is about 50 km away, and buses run around town and to the airport.

For our catalogue, Torrevieja also matters on price: a median of 169 900 € against 239 000 € across all our properties in Spain. It also has the most affordable options: 20 of the 25 properties under 150 000 € are in Torrevieja.

Beaches

Torrevieja's coastline is long and varied: sandy beaches in the centre, rocky coves in the south and a long beach in the north. The town's tourism website highlights these:

BeachWhereWhat sets it apart
Playa del Curacentresmall town beach with a promenade, everything close by
Playa de los Locosjust north of the centreabout 760 m of sand, densely built up around it
Acequión (Playa del Acequión)by the portshort beach inside the port, cafés open all year
La Mata (Playa de La Mata)north of townalmost 2.5 km of sand, quieter and more spacious
Los Náufragos (Playa de los Náufragos)southsandy beach at the southern edge of town

In between are the coves of Cala Ferris, Cabo Cervera and Cala Piteras, and the bathing platforms along the Juan Aparicio promenade.

Areas and prices in our catalogue

The area names below are taken from the property listings. We only show areas where at least several properties are currently for sale; otherwise the median tells you nothing.

The median means half the properties are cheaper and half are more expensive. It is a fairer measure than the average: a single 800 000 € villa doesn't skew the picture in an area where apartments sell for around 150 000 €.

Playa del Cura

Our largest area in Torrevieja: 20 properties, 18 of them no more than 500 m from the sea. This is the heart of town life by the central beach, with the promenade, cafés and shops all within walking distance. It is mostly apartments in multi-storey blocks, often with sea views from the upper floors. It suits people who want to live without a car and walk to the sea every day.

The centre and the bus station area

An ordinary residential town: schools, markets, health centres, buses. The sea is close here too, but more of the buildings are set back inside the blocks. In the bus station area our catalogue also has some newer buildings, so the median is higher than in Playa del Cura.

Playa de los Locos and Acequión

Two more areas by the water. Los Locos is just north of the centre, by the beach of the same name. Acequión is by the port and the beach inside it, a short walk from the promenade and the salt pier.

La Mata, Punta Prima, Aguas Nuevas

The north (La Mata, with the longest beach in town) and the south (Punta Prima, on the border with Orihuela Costa) are quieter than the centre. Aguas Nuevas and Los Balcones are further from the sea and mostly villas with plots. We only have one or two properties in each of these areas for now, so they are not in the table, but you can see them in the full Torrevieja listings.

Torrevieja is above all a resale market, and many of the buildings in our catalogue date from the late twentieth century. That is good for the price, but it means you should look carefully at the condition, the lift, any community debts and exactly what is included in the sale. 48 of the 79 properties are sold furnished.

What to look for when choosing an apartment in Torrevieja

Apartments in the same area at the same price can be very different. On video viewings we check the same things every time:

  • Floor and lift. Late-twentieth-century blocks may have no lift, and a top floor without one is a struggle with suitcases and as you get older.
  • Orientation. A south-facing home gets winter sun but is hot in summer without air conditioning. We check whether there is air conditioning and in which rooms.
  • View and surroundings. The "sea view" in a listing can be a side view from the balcony. On video we show you what you can actually see.
  • Community fees. A pool, a garden and a lift push the fees up. We ask the seller for the latest receipts.
  • Parking. In the centre and around Playa del Cura street parking is scarce, so a space in a garage is valuable.
  • Building rules on letting. If you plan holiday lets, we check the community's statutes before the deposit.

What it costs with taxes

Almost everything in Torrevieja is resale, so the tax is ITP. In the Valencian Community it is 9% for purchases from 1 June 2026. Add about 1% for the notary and registration.

Taxes, new builds and annual payments are covered in detail in taxes and costs when buying.

Should you let the apartment?

Many buyers in Torrevieja think about letting the apartment for the months when they are not using it. The Valencian Community tightened its rules on tourist accommodation in 2024 (Decreto-ley 9/2024): the property must be entered in the tourism register, the registration number must appear in every listing, and you need a planning compatibility report from the town hall. And since April 2025, under national law, a new tourist apartment in a block of flats needs the consent of 3/5 of the owners in the community.

The practical advice that follows: if holiday letting matters to you, we check the community statutes and the town hall's position on that specific building before the deposit. Long-term rentals are not subject to these restrictions.

We deliberately don't promise rental yields: they depend too much on the building, the season and how you manage the apartment.

Who Torrevieja suits

  • First-time buyers by the sea with a budget of up to 200 thousand: 48 of the 55 properties in our under 200 000 € selection are here.
  • People who want to live in a real town rather than a resort village, all year round, with doctors, schools and transport.
  • Those for whom a large international community, including Russian speakers, matters.

If you want peace and quiet, golf and new developments, look at neighbouring Orihuela Costa, where the median is 265 000 €. If you want a villa with mountain and sea views, that is more the northern Costa Blanca, for example Finestrat.
