What are prices like in different areas of Phuket?
Here is each project's starting price (the "from" figure on the site) by area. This is the lower bound, not the average price for the area.
- Layan (5 projects): Sun Hills Layan Phuket from $93,028, Dandara from $115,426, Layan Green Park from $148,750, AYANA Heights from $212,174, Layan Verde from $235,025.

- Surin: Biancana Surin Beach from $187,484.
- Nai Thon: Sea Heaven Naithon from $204,888.
Layan has the widest spread: from a studio for $93,028 to the luxury penthouses at Layan Verde for $4,462,500.
Why do prices in the same area differ by a factor of two?
The price depends first of all not on the area but on the specific product. What to look at:
- Distance to the beach. Vivana Kamala is 120 m from Kamala beach, Biancana 200 m from Surin, The ADORA 400 m from Rawai beach. Walking distance to the sea almost always costs more.
- Operator and management. Radisson at NEXT Point, Dusit at Sun Hills and Layan Verde, Wyndham at Sea Heaven Naithon. Branded management is built into the price.
- Completion date. A project completing in 2029 and one that is already finished cannot be compared directly: with the first you wait longer, but you pay in installments.
- Floor area and view. Within one complex, a studio at Sun Hills costs from $93,000 in building E and from $105,800 in buildings A and D.
What is included in the price, and what will you pay on top?
The price-list figure is the cost of the apartment itself. On top of it there is usually:
- Sinking fund, a one-off payment per m². At The ADORA Rawai it is 850 baht per m², at The Katabello 800, at Sea Heaven Naithon 600, at VIP Tropika 400.
- Common area fee, monthly per m²: 85 baht at The ADORA, 80 at The Katabello, 60 at Sea Heaven and VIP Tropika.
- Registration fees at the Land Department. The transfer fee of 2% of the appraised value is, as a rule, split between the parties under the contract.
- Furniture, if the finish is unfurnished, and the cost of transferring money.
How does the price depend on the completion date and payment plan?
15 projects in the catalog offer a developer installment plan, most often on a 30/70 basis: about a third at the start, and the rest in installments until you get the keys, interest-free. Early entry often brings a discount: The Olive has a 5% discount at the presale stage, CASA NOI on Samui offers 3% for 100% prepayment, and VIP Space Odyssey advertises discounts on selected units (villa -30%, Garden View -20%, Sea View -15%).
How should you use the catalog prices?
Developers' price lists change, and the cheapest units sell first. So the figures above are a guide as of October 2026. Before deciding, request the current price list for the specific building, check how much foreign quota is left, and calculate the price per m² yourself: developers measure floor area differently, with or without terraces. You can compare all the projects on one map on the Phuket new builds page (in Russian).
